We would like to help you get full retail price for your property. That is what we offer. Here at www.sellyourhome4fullprice.com, we utilize our rent-to-sell program with sellers and tenant buyers to help you get what you want.
The great thing is you won’t be in an exclusive contract with us, so you may still try to sell your house any other way that you like (e.g., via a Realtor). There are no fees, no commissions, no low-ball offers, no closing costs, and generally, there are no seller concessions with our program (seller concessions really depend on the tenant-buyer's loan requirements when they obtain their loan to purchase). Our fee comes directly from the tenant-buyer from their upfront-required down payment on your home (see videos for more details). Therefore, with our program, you get nearly 100% of your asking price, unlike the typical 80% to 85% you get when listed in the MLS.
We do the entire tenant buyer screening and handle all the paperwork while you set the term, the price points and make the final decision on the tenant buyer.
Tenant-Buyer Requirements:
- Minimum of 5% or $5,000, whichever is greater, as an upfront down payment/option fee, PLUS full first months' rent
- We pull their credit to ensure they can purchase within the next 12-18 months
- Assist with Credit Repair Enrollment when needed
- We interview each applicant and complete:
- Income & Job History verification
- Debt-to-Income ratio analysis
- Criminal background check
- Rental history verification
Tenant-buyers meeting the above requirements really are of a different and higher caliber than your average straight-rent tenant. By qualifying all potential tenant buyers, we increase the likelihood of qualifying for a loan and exercising their option to buy.
